  • Tenant Screening

    Tenant screening is such an integral part of being a successful real estate investor, landlord, or property manager. It starts with the marketing of the property and having a quality property. Pre-screening questions prior to showing a property will keep you and potential tenants from wasting time.  If they won’t fit, within the law, then why waste time? Furthermore, a complete and concise application is the final key to evaluating a potential tenant prior to signing a lease agreement. 

    Important facts needed for a thorough application:

    • Full name

    • Important personal info (SSN, birth date, etc.)

    • Employment/Income status

    • Current rental verification 

    • Pets

    • And much more!

    Things you DO NOT want to ask:

    • Race

    • Religion

    • Color

    • National Origin

    • Sex

    • Familial status

    • And disability

    These last few are a violation of the Fair Housing Act and will lead to serious trouble if you violate them.  Be Careful!!!

    We conduct extensive screening on all tenants as well as make sure all of our properties and our applications are within the Fair Housing Guidelines as set forth by HUD. 

    Starting a lease in the right direction will help ensure a successful lease agreement for both tenant and landlord.

    The Fair Housing Act prohibits any preference, limitation, or discrimination because of race, religion, color, sex, handicap, familial status, or national origin, or intention to make such preference, limitation or discrimination in connection with any aspect of a residential real estate transaction.  Flagship Property Management, LLC through its website, social media pages, and email correspondence encourages and supports the equal housing practices of the Fair Housing Act in the conduct of its business.  We encourage users and visitors of our pages and media to follow appropriate guidelines in compliance with the Federal Housing Act as well as any state or local requirements.   

  • Rent Collection

    Do you have a good rent collection process?  Maybe you ask “what is a good rent collection process?” If this is the case, it is time to evaluate your process or hire a professional property manager. 

    The rent collection process should offer several options for tenants to pay their rent, and more importantly…..PAY ON TIME!  The last thing you want is for a tenant willing to pay rent but do not have the option to do so. We view the rent collection process as a need for convenience for all of our tenants. By having many options to collect the rent we greatly reduce the amount of unpaid or late rents dramatically.

    Ways we make rent collection easy and convenient for tenants:

    • In Office during business hours

    • Online through our tenant portal (free with checking account)

    • Lockable drop box at office for after hours payments

    • Postal mail delivery to office

    Why is this important to our property owners? Our tenants have many opportunities to pay their rent on time each and every month.  This allows us to help our property owners be more consistent with rent payment distributions and monthly cash flow. You no longer have to worry about rent showing up in your mailbox because we provide direct deposit for all of our property owners.  Each direct deposit initiates an email link to your monthly management statement that will detail the income and expenses for each property on a line item basis as well as copies of invoices for any maintenance performed. 

  • Maintenance

    Maintenance - considered by many to be the largest fear and headache when it comes to investment property ownership. Maintenance, if not handled correctly can be a lingering nightmare for both the property owner as well as the tenant.  It is important to have proper systems in place to handle maintenance request, vendors, tenant communications, and invoices.  These systems help each issue to be handled as smoothly and as quickly as possible.  

    The importance of having routine and emergency processes in place can not be emphasized enough.  Here at Flagship Property Management, we have spent years making sure our total maintenance system is easy and open to all tenants and vendors for fast and effective communications.  The system we use for our maintenance request initiates an immediate work order that is immediately assigned to the appropriate vendor.  This system allows communications directly between the vendor, tenants, and property managers.  The lack of communication about maintenance request is the #1 reason we hear complaints from incoming tenants or property owners wishing to hire us as their new property manager in Greenville, NC or Goldsboro, NC. 

    We conduct inspections upon move-in and move-out that include documentation of the property’s condition at the time a tenant moves into or out of property.  This inspection is linked to a full report complete with pictures and video that can be shared with both tenants and property owners upon request.
